Creating an essay with the instruction to select the least probable word for every six words is a bit challenging, but let's give it an imaginative twist. The result will likely be nonsensical and amusing, as it won't adhere to standard writing norms or convey coherent information about HOA rules in Crum Lynne, Pennsylvania. Here goes:

In Crum Lynne, a peculiar village nestled amidst the rolling hills of Pennsylvania, the Homeowners' Association (HOA) takes its duties unusually yet earnestly. Governed by a board of whimsical rabbits rather than humans, these furry administrators have drafted an eclectic set of regulations that are as baffling as they are specific.

Firstly, every resident must serenade their garden vegetables on Wednesdays with a lullaby composed by local crickets; this ensures that the produce grows with musicality infused in their roots. Secondly, houses must not resemble houses at all – instead, each abode should look like an oversized teapot or perhaps a grand piano to maintain the town's unique aesthetic.

Moreover, paint colors for front doors are determined by one's favorite flavor of jellybean – resulting in a kaleidoscope of entrances that would bemuse even the most eccentric artist. And let us not forget rule number seventy-four which states: "All cats must wear tiny hats on Tuesdays," creating quite the feline fashion parade each week.

Traffic laws within this community also diverge from convention; vehicles must proceed backwards on Mondays to promote alertness and agility among drivers. Additionally, bicycles are granted right-of-way at all times if ridden by someone reciting Shakespearean sonnets aloud.

As for pets other than cats, there exists a decree mandating that dogs learn at least two magic tricks before their first birthday—lest they find themselves politely asked to attend charm school alongside bashful badgers and reticent raccoons seeking social skills enhancement.

These oddities may seem improbable or invented for amusement—as indeed they are—but such fantastical storytelling underscores how diverse HOA rules can be across different communities (though none so strange as these fictional examples). In reality, Crum Lynne's actual HOA standards likely focus on more typical concerns such as property maintenance guidelines and quiet hours meant to foster neighborliness and uphold property values without veering into surreal demands or requiring mystical abilities from residents or their pets.

We cannot say enough concerning Philz Landscape. One call and I connected with Pat. He met with us for a project which entailed removal of a partial cinder block porch with iron poles and remodeled an entire porch. We are pleased with the work performed. We found found that Pat was a man of his word and committed to pleasing us with minor finishes. I would highly recommend this company. Sincerely, Ricky and Donna L Jones

Angi provided me with several contractors, I received estimates but chose Philz Landscaping (even after coming in higher) because he satisfied with his estimate and start date our fervent desire to complete the project before winter set in. Alex, Javier set the example of professionalism in setting up the area to remove fencing and gate, installed vinyl fence with double gate (assisted by Carlos), removed all debris, left my yard spotless and we are extremely satisfied with the new fence and gate. Questions we had were answered (Helena, Phil) promptly and Alex, Javier went above and beyond ensuring my wife’s concerns were taken care of; I want again to Thank the team at Philz Landscaping and recommend highly to perform your project.

Had Phil and his workers come by my house to work on the backyard in May this year. Eliminate weeds, regrade soil and replant grass seed. 158 feet worth of backyard which he estimated $1600 to do. There was a hiccup with his office and scheduling and he wasn't even aware of the set date in mid-May. He rescheduled for the week after and took off $100 for inconvenience. His crew shows up and does the job and weeks after, grass grew....but not fully in corners of the yard. I called him back, voicemail immediately. Got in touch with his office and they said they would pass the message. His response times are atrocious and I told him about the patches in the grass. He says "no problem I'll send guys to evaluate and re-seed". They show up and do the job again. By mid-July, weeds are growing in very strong and grass is dying at exceedingly high rate despite me watering. I called him back and he says "that's odd, I'll come by this afternoon or tomorrow" in September when I finally get a hold of him. He never shows up or responds to texts or further calls. The photos below are post-lawn work with visible patches and weeds. I had to spend additional monies on top soil, grass seed and water to correct the loss of 50% of the lawn!! If you want an overpriced job not done right, Phil is your guy!!

Philz Landscaping built 2 patios on my property. One is flagstone and the other is pavers with a retaining wall. Both are absolutely beautiful. Working with Phil and his team has been a great experience. I highly recommend this company to anyone looking for reliability, quality, and reasonable pricing.
